Upon review of your project information plan, we will give you a call to discuss your plans, budgets & timelines. If you choose to proceed, then we will discuss timing of step 3.

We will visit you at your location and walk through your space to better understand your visions. This is a good time for an initial assessment of project challenges and options to be considered in the next step.

The majority of HOA & municipalities in our area require at least a conceptual plan and construction drawings. We offer an independently contracted design phase for this portion of a project. Design contracts range from $1,500 to $5,000 depending on HOA requirements. In this phase, we will develop:

• Master plan which will layout the basic concept / design in your space
• 3D Model pictures & videos will provide an excellent way for you to visualize your space and its functionality.
• After the architectural elements of the design are locked, we will utilize a Texas registered engineer to develop the required construction drawings to support HOA approval & permits.
• We will provide cost analysis of decisions throughout the design process but at the end of the phase, you will also receive a construction proposal from OTD.

Note: all design documents & drawings are owned by you upon full payment for design.

After HOA & permit approvals we can begin construction. A pre-construction kick off meeting will take place on-site to ensure expectations are aligned. We will communicate with you throughout the entire process to ensure you know who and what to expect at your residence at all times. Typical build times are two to six months, depending on complexity.

Upon completion of your project, the owner of OTD will perform a job site walk with you to ensure everything was completed per the job specifications. We will also discuss maintenance recommendations at this time. Our goal is to leave this walkthrough with your outdoor living space ready to entertain guest the very next day.
